This podcast will be dedicated to meeting the Property Buyer, Cate Bakos who will provide her insights and philosophy on why Property Selection is so vital to your financial success!
Cate Bakos completed a degree with honours in Chemistry at Monash University in 1996, but has held a passion for property long before her career in science. Winning 2018’s #1 National Buyer’s Agent of the Year Award marked a high watermark for Cate.
Purchasing her first property at 21, Cate continued to invest in property whilst developing her career in sales and marketing with Orica (formerly ICI). In 2003, Cate won a marketing and bursary award, however her passion for real estate saw her make the decision to move into the property industry as a sales agent in Melbourne’s Bayside. Qualifying and working as a mortgage broker after the birth of her daughter and throughout the GFC has become one of the most valuable ‘apprenticeships’ she could have served. Her appreciation of lending policy, loan restrictions, borrowing capacity calculation, and cashflow analysis is what sets her apart from her competitors.
Cate’s role as a co-director of a large Melbourne firm was instrumental in introducing their Buyer’s Agency arm, and from 2011 she guided over 700 clients through their various property journeys until she left in 2014 to launch Cate Bakos Property; a boutique and independent Melbourne Buyers Agency firm. Cate’s extensive asset-selection experience not only in Melbourne metro suburbs but also in Victorian regional markets including Ballarat and Geelong has given her a valuable point of difference to offer her cashflow-driven clients.
Cate is a regular commentator in the media, and contributes weekly to newspapers, live television, podcasts, and publications including Domain, Australian Financial Review, Your Investment Property, Herald Sun, Fox Business, Smart Property and commercial television. Cate shares her knowledge and experience regularly at seminars, volunteers her bidding skills often, and enjoys mentoring young people in the industry she so loves.
In addition to YIP Magazine’s Buyers Agent of the Year Award in 2018, Cate was a finalist in both 2019 and 2013 for the Telstra Business Woman of the Year, the National Winner of the Buyer’s Agent of the Year for Sterling Publishing in 2013, and currently a finalist in three categories for the REB Women in Business 2019 Awards.
Cate currently holds the position of Vice President for REBAA (Real Estate Buyers Agents’ Association (national body) and is a proud PIPA member with a QPIA (Qualified Property Investment Advisor) status.
At a personal level Cate has continued to build a sizeable property portfolio alongside her husband and the pair have vast experience with renovating and value-adding.
Cate’s book “Successful Property Investment” was published in 2016 and features 48 real life adventures for readers to digest and glean tips from. Cate has another work in progress and is focused this time on assisting investors with recognising the right particular strategy for their own particular scenario.
Cate enjoys her spare time (especially Sundays) with her husband and daughter in Yarraville’s village and is a supporter of Melbourne’s Inner West Community.

What Cate Bakos is About
As mentioned in the first episode, property is often the biggest decision many of us will ever make. It’s an emotionally charged industry involving tough decisions amongst financial and personal dynamics. Amongst all of this, Cate prides herself in bringing a pragmatic and practical approach to the table.
Cate describes her unwavering enthusiasm towards her craft, and the commitment she has toward her clients. One of the big drawcards of Property in her mind was the ability to work with others toward a shared goal.
Why Cate Does It
In property, people are often scared to make a mistake. For Cate, this means wearing many hats in her role as a property advisor – everything from a financial analyst to an expert negotiator to a marriage counsellor! With such a big decision and so much at stake, the challenge to manage the people and the process is something that drives her.
All in all, Cate doesn’t work for the fee, she works for the outcome. She’s not aligned to anything or anyone, she’s aligned to her profession.
She describes how she sets out to leave a positive legacy, both for herself and for the profession. Her diligent approach around data allows her to know the facts and deal in them; she’s not afraid to tell people what they might not like to hear, but what’s really important for them to be successful.
It wouldn’t be an episode of the Property Planner, Buyer and Professor without equipping you with valuable insights and advice from the team. This week’s question is ‘what does it mean to be ‘purchase ready?’
For Cate, it’s all about being ready when the time comes in relation to finance pre-approval. Whether it be coming to the party in a private election or getting your ducks in a row before an auction – it can be the difference maker.
For Dave, he feels we need to understand very clearly what our goals are and what we’re trying to achieve. It then allows us to make decisions easily with less guessing and more knowing.
