Show Notes

We’re very excited to have you back for the third episode of the Property Planner, Buyer and Professor podcast! After bringing you the background and experience of our Property Planner and Buyer, the trio wouldn’t be complete without introducing you to the Property Professor himself – Peter Koulizos.

The Principles of Property

Property is as much about practical application as it is about theoretical application. In understanding the methods behind the madness, there aren’t many more qualified than Peter. He specialises in property valuation and economics, and holds a Degree in Teaching, a Graduate Diploma in Property, a Master of Business in Property and a Master of Urban and Regional Planning.

He not only knows it all, but has also done it all. Peter lectures and tutors at the University of South Australia Business School, is the Chairman of the Property Investment Professionals of Australia (PIPA) and has extensive experience in dipping into the market himself.

He’s written multiple books, been called on by media agencies for his perspectives and has penned numerous columns – so we feel incredibly lucky to have him right here with us on the Property Planner, Buyer and Professor podcast.

Getting into the Game

From an early age, Peter grew up with property. His father redeveloped and onsold various homes, so he found himself exposed to the property circle of life in many respects. Even when he was working as a primary school teacher, he knew he had a greater calling.

Peter describes how he thrives on helping people, equipping them with the tools, knowledge and resources to win in the property market. He believes that education is far beyond the realms of the textbook, and just as much about the practical elements in engraining that knowledge.

For all he knows and for how effective he is at embedding that knowledge however, Peter is a firm believer that the ultimate deciding factor in our property success lies within ourselves. Unless we release the fear of failure and allow ourselves the strength of conviction to act upon our (hopefully) informed opinions, we are severely limiting ourselves in the market.

His Reflections

Peter understands that getting it done in the classroom is very different from getting it done in the market. Investing in property is a long-term proposition and a significant commitment, which makes it imperative to align our lifestyles, investment strategies and personal finances with those decisions.

One of his key focuses in his courses is equipping his students with a mindset to play the game and the knowledge to play it effectively. This extends to the resources we utilise around us, the information we feed ourselves to make decisions and the understanding of our perceptions that ultimately influence our actions.

Gold Nugget

The gold nugget this week is playing on the principles that Peter embodies: educating yourself.

He feels it is critical to be informed when making decisions, as in property there are many roads but very limited signals. There are plenty of decisions to make, but far fewer people in your corner to work with you.

The Property Buyer, Cate Bakos, feels we should leverage our own education: local knowledge. We know the area, we’ve lived in the area and we have the opportunity to go to other auctions and talk to other agents.
